A Good Time to Buy a House?

Not only could this be a good time to by a house, but it may be the best time in years. For some reason, home buyers seem most interested when prices are high. But just as we all like to see a “20% off” sale on our favorite consumer items or groceries, we should be more interested in buying a house when they are selling cheap. That’s right now.

Of course, if you already have a home you might hesitate to move up to a larger one now. Given the number of people in over their heads on their mortgages, it makes sense to be cautious. But if you are hesitating because you don’t want to sell your current home at these lower prices, think again.

Let’s suppose you have a home that you owe $90,000 on, which was worth $180,000 just two years ago. Maybe values have dropped by 20% in your area of the country since then, so it’s now worth $144,000. It might seem that this is a terrible time to sell. On the other hand, if you had plans to move into a larger home at some point, this may be the best time.

For example, suppose a home you’re looking at is selling for $200,000. It would have likely cost you $250,000 just two years ago. That’s also what it will likely cost if you wait until your own house is back to a value of $180,000. Does it really make sense to wait to get $36,000 more for your home if it means paying $50,000 more for the next one? Not at all.

Now, if you have the financial means, you might want to buy the new home now without selling your existing house. You can rent out your current house and wait for better times when you might get more for it. But if you need to sell to buy, now is the time.

Not since the Great Depression has there been such a steep decline in the prices of homes. You can call it a crisis, or as the federal regulators say, a “correction,” but it just as meaningful to call it a “sale,” so yes, it’s probably a good time to buy a house. Of course there is no guarantee that we have reached the bottom on prices, but at the very least you know you are paying substantially less than you would have a couple years ago.

What if you’re a first time home buyer? Well, as pointed out above, it makes sense to buy something when it’s on sale – including a house. In addition, interest rates are still low (as of late 2008) . And although it’s tougher to get financing now, this isn’t all bad. You can feel safer knowing that banks and other lenders are no longer allowing borrowers to get mortgages they can’t afford.

Houses on sale, interest rates still near all-time lows, and lenders no longer pushing mortgages that get you into trouble – this may be the best time to buy a house.

Who better to be able to swipe away the overpriced properties and those which are not even worth going to visit? You may find yourself searching aimlessly and end up viewing properties on shop fronts, or low floored apartments with little natural light which often attract the most attention due to their low price.

Too big, too little. Too fancy, too plain. With myriad options for house plans available today, it’s hard to know where to begin.

Consider the following issues and ask yourself some telling questions. The answers will help you decide on a design that’s just right for your family as well as your budget and lot.

Square one

The real estate agent’s mantra “location, location, location” rings true even when you’re building from scratch. From privacy to orientation, your lot is likely to influence which plan you choose.

“Theoretically, it’s best to start by finding a lot because then you’ll have a clear idea of what square footage will and will not fit on the property,” says Robert Martin, Architecture Editor at Southern Living. “It’s a dangerous proposition to try to gooseneck a house into a lot that’s really not ideal for that plan.”

The property owner can seek a variance to exceed the “building envelope,” the allowable area that a home can occupy on a lot. However, the process is often lengthy and there’s no guarantee that permission will be granted.

Local zoning boards and community organizations often require a house be set back a certain distance from the street. Before purchasing a corner lot, find out if front-yard setback regulations apply to the lot’s front and side-street boundaries. This could substantially reduce the area available for a home’s footprint. Easements as well as natural features, like rock outcroppings and mature trees, may also influence where the house can be located.

Check out plans that feature great communal spaces as well as a private master suite. Would you live outside 12 months a year if you could? Pick an airy floor plan with plenty of porches and more windows than wall space.

When you decide on a house plan, you’re also choosing a way of life. Do you host dinner parties often, or do you only step inside the dining room on holidays? Today, many families forego a dedicated formal dining room. Instead, a casual eating nook connected to the kitchen accommodates week-night meals, Little League pizza parties and all their entertaining needs. If you work from home or have school-aged children, an office or study may be a necessity. Think about the rooms and how you and your family will use them.

Marrying the old and the new

Magazines and TV shows often tempt us to start decorating from a blank slate, but few people have the luxury to fill a house with new furniture. Keep your existing furniture and aesthetics in mind. It takes a special talent to make a mid-century modern couch work in a Colonial manor house.

The main thing to keep in mind is how the arrangement of furniture will influence the overall feel, flow and function of a room. How will your prized possessions work and look arranged in the new space? Scale is key. A soaring, two-story ceiling can easily dwarf low, horizontal furniture. To avert the Alice-in-Wonderland effect, make sure the plan has strong, vertical architectural elements like a chimney and tall windows. Similarly, an overstuffed couch, two armchairs and a media cabinet might make a small living room look cluttered.

Tip: To help visualize your current furniture in a new space, make a scale model of each item – simple rectangles, squares and circles cut out of construction paper will do. Slide the stand-ins around the floor plan to see which configurations will work. Make sure there will be enough room to walk and adequate clearance for doors to open.

Know what you’re getting

Be aware of what is and isn’t included in the blueprints before you purchase a plan. Most blueprints suggest electrical plans designed to meet national standards. However, varying interpretations and the fact that codes are subject to change mean that the placement of switches, outlets and light fixtures is ultimately subject to local building codes. Heating and plumbing plans are usually not included, so you will need to consult with subcontractors. A local builder or engineer should review the plan to ensure that it complies with all building codes and subdivision restrictions.

Due to concerns over energy costs, safety and other factors, some cities and states require a licensed architect or engineer to review and seal, or officially approve, a blueprint prior to construction. Do your homework. Contact to a local building official to see if such a review is necessary in your area.

Taking the plan from blueprint to dream house

A builder may provide a ballpark estimate of construction costs from a study plan, but he or she should consult the working drawings to give a more accurate figure. Many variables can affect the bottom line, including the choice and availability of materials, labor costs, choice of finishes and degree of detail. Ask several contractors for competing bids.

If you’ve got the vision but not the bankroll (at least at this time), it may be wise to choose a plan with bonus space that can be built out as finances allow.

Be sure to allot a portion of your budget to landscaping and finish details. Architects and interior designers recommend that you don’t skimp on the seemingly small stuff. Higher-quality trim and building materials may trump extra square footage. “Good, insulated windows may be costly initially,” Martin says, “but over the long run, they’re going to save you money on your power bill.” Crown moulding and custom cabinetry can make a stock plan feel like it was designed specifically for your family. After all, it’s the personal touches that make a house feel like a home.

Culture Tips for Dubai Travel

There is a lot of confusing and misleading information when it comes to what is and what is not culturally acceptable in Dubai. Dubai is a vibrant cosmopolitan city with over 100 nationalities living together in harmony. Millions of tourists flock to Dubai every year and the city is truly a cultural crossroads. The local population is quite small (estimated around 15%), but Emiratis in general are warm, welcoming, and very tolerant of foreign visitors and residents. In return, it is greatly appreciated if those who travel to Dubai take a little time to learn about the local customs and culture.

The UAE is a Muslim country. The culture is based on a deeply rooted belief in Islam and centers on the family. Mosques are dotted throughout the landscape of Dubai and five times a day the melodious prayer call or “adhan” will be heard. The official weekend is Friday, although government offices and certain multinational companies are also closed on Saturday. Mosques on Fridays around noon will be overflowing as worshippers gather to listen to a sermon. On Fridays most stores open around 2PM although certain large retail outlets such as Carrefour and most large grocery stores are open as normal. Arabic is the official language; however English is widely spoken by almost everyone and all the street signs are in both English and Arabic. A few basic Arabic to words to learn might include “Marhaba” which means “Hello”, “Naam” meaning “yes”, “La” meaning “no” and “Shukran” meaning “Thank you.”

There is no specific dress code in Dubai, and you will see both ends of the spectrum from women who cover themselves from head to toe to those who choose to barely cover themselves at all. At the beach women are welcome to wear bikinis and men can don swimming shorts. Away from the beach it is more culturally acceptable for men to avoid wearing shorts or going shirtless and for women to avoid mini-skirts, midriff baring tops, and shorts. T-shirts or blouses and mid-length skirts or Capri pants for women are considered quite appropriate. Muslim women from the Gulf States typically dress in a long black robe known as the “abaya”. The “abaya” itself is not an Islamic requirement, but rather a cultural custom. Islam requires ladies to cover their heads and to wear long loose clothes covering their arms and legs. Gulf men wear a loose, typically white robe called a “dishdasha” along with a white or red checkered headdress known as the “gutra”. The gutra is held in place with a black cord called an “agal”.

Arabs are one of the most hospitable people in the world, but visitors still should take note of a few cultural musts when interacting with locals. It is best to ask permission of local women before taking their photograph and most likely you will be told no. Visitors should also be aware that some Muslim women and men will avoid shaking hands with members of the opposite sex as per Islamic tradition. This should not be taken as an offense and it is simply best to wait and see if the other person extends their hand in greeting first. Local men will typically greet other local men by touching noses or kissing cheeks. Public displays of affection between members of the opposite sex are highly frowned upon, although you will see men (typically Asian expats) holding hands with other men when walking. This is a cultural norm and merely an expression of friendship. If you are invited to enjoy a coffee, tea or traditional meal with a local family there are a few guidelines to keep in mind. Before entering a home shoes should be removed. When sitting, take care to avoid pointing the soles of your feet in anyone’s direction as this is considered rude in Arab Muslim culture. Food and drink (and there will be a lot of it!) should be taken with one’s right hand, as the left hand is reserved for “unclean” practices such as washing after using the bathroom. Your host will most likely keep offering you more and more food and drink. It is acceptable to take a second helping but not necessarily a third or fourth! You will have to be persistent and it might take a bit of polite “back and forth” between you and your host before your host acknowledges that you are actually finished!

Much confusion surrounds the Holy Month of Ramadan and how it pertains to visitors. Ramadan is a month of fasting and the ninth month of the Muslim calendar. Islamic months are based on the lunar calendar which is shorter than the Gregorian (Western) calendar. Thus, based on sightings of the moon, Islamic months move forward each year by about 11 days. This means Ramadan may be in fall, summer, spring or winter as the lunar calendar continues to rotate forward by 11 days each year. Muslims will rise before dawn to have a light pre-fast meal called “Suhoor”. They will then spend the day refraining from eating, drinking, or smoking as well as trying to refrain from negative behaviors while engaging more in prayer and reflection. At sunset the fast is broken – this is called “Iftar”. Fasting is obligatory for all adult Muslims and is a way for them to draw closer to their religion and to appreciate all that they have. Charity to the poor is also very important at this time.

During the Holy Month, non-Muslims in Dubai are also expected (by law) to refrain from eating, drinking or smoking in public. A bit of discretion and respect for the host culture is really all that is called for. If a visitor accidentally makes a mistake and eats, drinks, or smokes in public, the worst that is likely to happen is that someone will gently remind you of the time of year and ask you to stop. Although most restaurants will be closed during the day (or offering take-away only), many malls now have food outlets that are screened off from the public and open during the day in Ramadan for non-Muslims.
