Discover the Luxury of Private Villa Rentals

Howard White asked:

When most of us travel, our minds normally squander into the typical process of selecting a destination, time, and arrangements. You get an idea or a vision of where you would like to relax or escape. Once it is decided where and when, we go through the process of selecting a hotel or resort property. For a select few, they already know that the most luxurious locales in the world are best appreciated in the solitude and exclusivity of a luxury villa.

Perhaps many don’t realize that those places you’ve seen on TV and in movies – the ones where many say “It must be nice to have a place like that” – perched up on some exotic hillside can be had for a while by even the most frugal travelers. Remember the saying, “Don’t judge a book by its cover.” What if I told you that you and your spouse, family, or group could have your own Italian villa overlooking the Mediterranean Sea for not much more than you’d pay for a 3 star hotel? Well it is true. Those images you’ve had in your head can be your reality, even if only for a few days. You’ve seen the images; an elegant chalet with twenty foot pillars garnishing the front entrance. The driveway is paved in beautifully aged cobblestones. The house looks like a miniature palace – as white as any marble could ever be – adorns the emerald green hillside on which it is perched. No other building in site. The rear facade looks over the hill to the sea which is as blue as the depths of Fred Astaire’s eyes. There is a large pool here, which at just the right angles seemingly runs directly into that sea. But it is only optical illusion.

Aside from satisfying the need to escape, staying in a villa for your vacation offers several other advantages to a conventional hotel stay.

Expense

If you’re traveling in a small group of 4 to 20 people, the charges associated with your stay may be shared amongst all the travelers, versus getting multiple hotel rooms to accommodate everyone.

Exclusivity

Almost 70% of all the villa rental properties are somewhat isolated from other properties. Enjoy yourselves at your leisure without having to be concerned with hotel management sending someone to knock on your door requesting that you to quiet down.

Room

You will be staying in anything from a cabin up to a small mansion, affording the traveler a vast amount of space to frolic – a feature which most hotels cannot match.

Accommodations

Many of the villas offered feature private pools exclusively for you and your guests only. Guests may have individual rooms and shared living quarters in they all may congregate -kitchens, entertainment, and dining rooms.

So when planning your next vacation, consider the advantages of a villa rental. Your travel agent may be of great assistance to you in locating a property which will fit your needs and desires. Take time to carefully consider those you will be traveling with, as you will be stuck in the same quarters for some time. Many villas will be large enough to provide room to escape from bothersome co-travelers, but you want to make sure that your relationships are stable enough to stand being shacked up together for a few days. There should be transportation for everyone to escape without hindering the ability of others to trek around as well.

Time Share Resale – Some Important Tips

Monday, February 1st, 2010
Abhishek Agarwal asked:

The concept of Time Share evolved in Europe, sometime around 1960. A property developer found a method of increasing revenue from one of his ski resorts by offering partial ownership of the resort to his guests or patrons. The hotel ownership covered a week every year. The guests and patrons were satisfied and soon other hotels and resorts followed the same method.

Types of contracts

The week in question is a contract of real property, also called a Time Share interval. The contract indicates this in years.

The owners choice determines what type of contract is used.

i) The deeded contract

This type of contract cuts the resort’s use into a week. A part of the ownership comes form the weekly increment. Patrons use these recognizable real properties. If a patron wants a deed contract, there are some choices:

a. The period of use of the Share

The owner can use the Time Share for a vacation. Every year, one week of vacation in a chosen resort is possible.

b. Time Share period rental

The deeded contract owners can opt for a resale of the Time Share.

c. A Time Share gift

The deeded contract owners can give the Share as a present.

d. Time Share internal exchange

The owner can exchange the Time Share with other resort groups. The purchasers usually think of rental or resale because the vacation resort becomes redundant.

This method of exchanging the Time Share within a resort group affects the Time Share rental and resale status.

e. Time Shares external exchange

There are five thousand Time Share resorts worldwide. The industry operates globally, making the shares available to any client.

This has made the industry more fluid. The flexibility and annual sale increased to 9 billion dollars.

2. The Right to use contracts

Right to use contracts are another type of contract. The Time Share buyer is granted rights to the resort but with some limitations. There are some stipulations in the contract.

This also has a date of termination when all the rights are returned to the developer.

Members of vacation clubs usually utilize this type of contract.

The difference between right to contract and deeded contract is that the owners of the former have only limited authority over the property. There is no option for rental or resale.

The Time Share purchaser can use the resort for a stipulated time. Rights are granted to the purchaser, with certain limitations, and it is up to the purchaser to use it accordingly.

Therefore, there is no possibility for a resale of the Time Share as the purchaser does not have complete authority over the property.

Additionally, usually countries that have restrictions on the ownership of a foreign property usually observe this type of contract. For instance, in Mexico, the Time Share resorts are developed but offered through the right to use contract. Here, resale of the Time Share cannot be done and therefore the purchaser cannot do what he or she wants with the property.

Vacation Club’s use of the right to use contract.

Vacation clubs are usually organizations that might invest on many Time Shares. They own many Time Share deeds at different resorts worldwide.

These clubs can sell their share units to club members through right to use contracts or deeded ones. This is called Time Share resale as the club is reselling the already bought Time Share resort.

The Disney Vacation Club is one such example. Here the club members buy a Time Share sale and reserve a vacation time at resorts owned by the vacation club.

Make Your Vacations Affordable and Enjoyable With Vacation House Rentals

Alice Shown asked:

Vacation house rentals are a relatively new concept to many people in the UK and the US, though the facility is highly popular in some parts of Europe. In fact, it would be no exaggeration to say that vacation house rentals are one of the best kept secrets of the travel industry in the US. So, let us take a quick look at what these are and how you can benefit from this facility.

Vacation house rentals are nothing but homes that can be rented. Many property owners in prime tourist destinations rent out their property to tourists. These owners generally depend on a manager to rent out their properties. Sometimes, they independently put up their rentals on search engines too. Vacationers can get the relevant information by contacting realtors in the area or through the Internet. Vacation house rentals fetch home owners a neat side income. But, what’s in it for the vacationers?

Imagine staying in a fully furnished home of your liking, with all the amenities and comforts you want, located in a convenient and accessible area of your choice, priced about 25-80% below the price of a hotel room! And the best part is the fact that vacation house rentals are available in the most unlikely of places, even in beautiful nooks and unexplored crannies where you wouldn’t find hotels and resorts.

These days, vacation house rentals are available in just about every touristy part of the US, UK and Europe. Whether you want a beachfront villa or a log cabin, a condo or a penthouse, you can easily find the accommodation of choice in your dream destination. So, you get more value for your money, more space, more amenities and ultimately, more satisfaction.

Depending on your budget, you can find vacation house rentals of your choice. From one room cabins to spacious beach villas and luxury ski slope condos, the choice is amazing. You can also decide on the accommodation based on the amenities that are offered. While some vacation house rentals provide only basic amenities like a usable kitchen and living space, others are much more lavish in their offerings. You can get anything ranging from high speed internet access, spa, Jacuzzi to designer gourmet kitchen, entertainment centers and regular maid services. So, you can choose the size and amenities depending on your budget and requirements.

Vacation house rentals are let out for a number of days or a week or even for a month. Most rentals offer you good discounts when you book for longer time slabs. You can also avail of attractive discounts when you book during the off season. So, there you have it, the skinny on vacation rentals.

Most travel enthusiasts cringe at the sheer discomfort caused by cramped hotel rooms. Even reputed hotels do not offer you the expected return on your investment. Vacation house rentals, on the other hand, bring you the best of both worlds. They allow you to visit new places and enjoy new experiences while adding that much needed warmth and joy of beautiful, spacious, homely living.
